Terms and Conditions

Please read these Terms and Conditions carefully before booking your stay at our Hacienda Pinilla beach house. By making a reservation, you agree to comply with and be bound by these terms.

  1. Booking and Payment

1.1 Reservations are confirmed upon receipt of a 50% deposit of the total rental fee.

1.2 The remaining balance is due 30 days prior to arrival.

1.3 Payments can be made via credit card or bank transfer.

1.4 Rates are subject to change without notice until reservation is confirmed.

  1. Cancellation Policy

2.1 Cancellations made 60 days or more before arrival date receive a full refund, minus a $100 administrative fee.

2.2 Cancellations made 30-59 days before arrival date receive a 50% refund.

2.3 No refunds for cancellations made less than 30 days before arrival date.

2.4 We strongly recommend purchasing travel insurance to cover unforeseen circumstances.

  1. Check-in and Check-out

3.1 Check-in time is 3:00 PM. Check-out time is 11:00 AM.

3.2 Early check-in or late check-out may be available for an additional fee, subject to availability.

  1. Occupancy and Use of Property

4.1 Maximum occupancy is 14 guests. Exceeding this limit may result in additional charges or eviction.

4.2 The property is for vacation rental use only. No parties, events, or commercial activities are permitted without prior written consent.

4.3 Guests are responsible for the behavior of all occupants and visitors.

  1. Security Deposit

5.1 A refundable security deposit of $1,000 is required upon check-in.

5.2 The deposit will be returned within 7 days of check-out, less any deductions for damages or excessive cleaning.

  1. House Rules and Policies

6.1 Smoking is strictly prohibited inside the house. Designated outdoor smoking areas are provided.

6.2 No pets are allowed on the property.

6.3 Quiet hours are from 11:00 PM to 6:00 AM.

6.4 Guests must comply with all posted rules for amenities and common areas.

  1. Maintenance and Repairs

7.1 We strive to maintain all amenities in good working order. However, no refunds will be given for temporary failure of equipment or utilities.

7.2 Guests must report any maintenance issues promptly.

  1. Liability and Insurance

8.1 The property owners and managers are not responsible for any accidents, injuries, or illnesses occurring on the property.

8.2 We are not responsible for the loss of personal belongings or valuables.

8.3 By accepting this reservation, guests agree to assume the risk of any harm arising from their use of the premises.

  1. Access to Property

9.1 The property manager and maintenance staff may need to access the property for essential services. We will provide notice when possible.

  1. Termination of Rental

10.1 We reserve the right to terminate the rental and evict guests for non-compliance with these terms, house rules, or for creating a nuisance.

10.2 No refunds will be given in case of eviction.

  1. Force Majeure

11.1 No refunds will be given for circumstances beyond our control, including but not limited to flight cancellations, border closures, pandemics, or natural disasters.

  1. Governing Law

12.1 These terms and conditions are governed by and construed in accordance with the laws of Costa Rica.

  1. Changes to Terms

13.1 We reserve the right to modify these terms and conditions at any time. The most current version will always be available on our website.
