1. Reservation and Payment

• A 50% deposit is required to secure your reservation.
• The remaining balance is due 30 days prior to arrival.
• We accept credit cards and bank transfers.
• A refundable security deposit of $1,000 is required upon check-in.

2. Cancellation Policy

• 60+ days before arrival: Full refund minus $100 administrative fee
• 30-59 days before arrival: 50% refund
• Less than 30 days before arrival: No refund
• We strongly recommend purchasing travel insurance.

3. Check-in and Check-out

• Check-in time: 3:00 PM
• Check-out time: 11:00 AM
• Early check-in or late check-out may be available for an additional fee, subject to availability.

4. Occupancy

• Maximum occupancy: 14 guests
• No unauthorized guests allowed on the property.

5. Smoking Policy

• Strictly no smoking inside the house.
• Smoking is permitted in designated outdoor areas only.

6. Pet Policy

• Sorry, no pets allowed on the property.

7. Noise and Behavior

• Quiet hours: 11:00 PM to 6:00 AM
• Excessive noise or disruptive behavior may result in eviction without refund.

8. Cleaning and Maintenance

• Daily light housekeeping is included.
• Full cleaning service is available for an additional fee.
• Please report any maintenance issues promptly.

9. Use of Amenities

• Private pool available 24/7
• Gym and cinema room available 24/7
• Please follow all posted safety guidelines for amenities.

10. Property Care

• Treat the property and its contents with respect.
• Any damage or excessive cleaning required will be charged to the guest.

11. Lost and Found

• We are not responsible for lost or stolen items.
• Found items will be held for 30 days and can be shipped to guests at their expense.

12. Age Requirement

• The primary renter must be at least 25 years old and present during the entire rental period.

13. Events and Parties

• No unauthorized parties or events are allowed on the property.
• Special events may be arranged with prior written approval and additional fees.

14. Internet Usage

• Free Wi-Fi is provided for reasonable personal use.
• Downloading or sharing copyrighted material is strictly prohibited.

15. Environmental Policy

• We are committed to sustainable practices. Please use resources responsibly.
• Recycle bins are provided. We encourage guests to use them.

16. Local Laws and Regulations

• Guests must comply with all local laws and regulations.
• Illegal activities on the property will result in immediate eviction and possible legal action.

17. Liability

• The property owners and managers are not liable for any accidents, injuries, or illnesses occurring on the property.
• Use of amenities like the pool and gym is at the guest's own risk.

18. Privacy

• We respect your privacy. Your personal information will be handled in accordance with our Privacy Policy.

19. COVID-19 Precautions

• We follow enhanced cleaning and sanitization protocols.
• Guests are encouraged to follow local health guidelines and practice social distancing.

20. Changes to Policies

• We reserve the right to modify these policies at any time. The most current version will always be available on our website.

21. Cryptocurrency Mining Prohibition

• Cryptocurrency mining or any other computationally intensive activities that may overload our electrical systems or internet bandwidth are strictly prohibited.
• Violation of this policy may result in immediate termination of your stay without refund and additional charges for any excessive electricity usage or damage to our systems.

By making a reservation, you acknowledge that you have read, understood, and agree to abide by these policies. We reserve the right to evict guests who violate these policies without refund. We appreciate your cooperation in making everyone's stay enjoyable and comfortable.
